Kayonews-Mortgage rates today are showing renewed pressure on U.S. homebuyers, with the average 30-year fixed mortgage rate reaching 6.76% in Freddie Mac’s latest weekly survey. Daily market data, meanwhile, showed the average top-tier 30-year fixed rate climbing to 7.07% on September 10.

The difference between the two figures is important for borrowers watching mortgage rates closely. Freddie Mac’s 6.76% figure is a weekly average, while Mortgage News Daily tracks lender rate sheets on a daily basis.

Mortgage Rates Today

Freddie Mac reported the following average mortgage rates as of September 10, 2026:

  • 30-year fixed: 6.76%
  • 15-year fixed: 6.09%

The 30-year rate increased from 6.71% the previous week, while the 15-year mortgage rose from 6.04%. A year earlier, the average 30-year fixed rate was 6.35%.

However, daily pricing was considerably higher. Mortgage News Daily reported a 7.07% average top-tier 30-year fixed rate on September 10, up from 6.97% the previous day. The publication said this was the highest level for its daily index since May 21, 2025.

Why Are Mortgage Rates Rising?

Several market forces are putting upward pressure on mortgage rates.

Mortgage News Daily pointed to a combination of higher fuel prices and a weaker-than-expected reaction to the latest Producer Price Index (PPI) report. Treasury yields also moved higher, with the 10-year Treasury yield near 4.95% on September 10.

Because mortgage rates are closely influenced by the bond market, movements in Treasury yields and mortgage-backed securities can quickly affect the rates lenders offer borrowers.

How Much Does a Higher Mortgage Rate Cost?

Consider a hypothetical $400,000 30-year fixed mortgage, excluding property taxes, homeowners insurance, mortgage insurance and other costs.

At 6.76%, principal and interest would be approximately $2,596 per month.

At 7.07%, the payment would increase to approximately $2,678 per month.

That difference is roughly $82 per month, or nearly $1,000 per year, before considering taxes and insurance.

For a $500,000 loan, the difference becomes even more significant.

30-Year vs. 15-Year Mortgage

A 15-year fixed mortgage generally carries a higher monthly payment but allows borrowers to pay off the loan much faster and typically reduces total interest paid over the life of the loan.

With Freddie Mac’s latest averages at 6.09% for a 15-year mortgage and 6.76% for a 30-year mortgage, borrowers should compare both the monthly payment and total borrowing cost before choosing a loan term.

Should Homebuyers Wait for Mortgage Rates to Fall?

There is no guarantee that mortgage rates will fall in the short term.

For buyers who are financially ready, the more important factors may be the affordability of the property, the size of the down payment, credit profile and the specific rate offered by competing lenders.

Freddie Mac also recommends that borrowers shop around and obtain multiple mortgage quotes because lender pricing can vary.

What Homebuyers Should Watch Next

Homebuyers should monitor:

  • 30-year fixed mortgage rates
  • 15-year fixed mortgage rates
  • 10-year Treasury yields
  • Inflation data
  • Federal Reserve policy expectations
  • Housing inventory
  • Home prices
  • Mortgage refinance rates

Daily mortgage rates can move considerably faster than weekly surveys. For that reason, borrowers should check actual lender quotes before making a financing decision.

Mortgage Rates Today: Key Takeaway

The U.S. mortgage market is facing renewed upward pressure. Freddie Mac’s latest weekly survey puts the 30-year fixed mortgage rate at 6.76%, while Mortgage News Daily’s daily index reached 7.07% on September 10.

For prospective buyers, even a small change in mortgage rates can materially affect monthly payments and the total cost of a home loan. Comparing multiple lenders and understanding the difference between the advertised rate, points and fees remains essential.
